
One good Office property investment opportunity in Pune with a 8% rental yield
Friends – Here is a good office property investment opportunity in Hinjewadi area in Pune, that I am recommending.
The details are as follows:
- Minimum investment required for participating in this opportunity –Rs. 25 lacs.
- Your will be owning part of a company proportionate to your investment (through shares in this company) which will own this warehouse (rendered images of the property shown above).
- Total investment involved here is appx. 23 crores, of which you will be a part owner in proportion to your investment.
- Assuming each investor invests only 25 lacs – then a total of 95-100 investors are required and that will happen in about 10 days from today and then the opportunity would be fully booked – so you need to act fast if you are interested.
- The property for sale is appx 35000 sq ft in Indialand Global Tech Park -this complex has two towers of seven floor each and has a total of 4 lac sq ft of commercial space.
- This 35000 sq ft that is up for sale is already operational and the rents are coming in.
- This is in a well-known location (Hinjewadi) with many companies – prominent among them being HCL, Wipro, Mindtree, Dassault, Motherson Sumi etc.

- Beyond this there will be capital appreciation – assuming a conservative 5% capital appreciation per annum – the overall ROI will be appx 13% plus.
- I think it is a good investment – the location is good, the property is fairly priced, the rental yields are good plus the company front ending this deal is trust worthy and hence I am recommending it.
